There are no renewal premiums, and there’s no expiration date on the policy. The protection lasts as long as you – or your heirs – maintain an interest in the property. It’s security that lasts.
While we always recommend using the assistance of a licensed real estate agent to protect your interests, some purchasers decide to go it alone. In this case, our services can include the preparation or review of a contract for the sale and purchase of a property with the terms and conditions you have negotiated with your seller. Although we don’t negotiate the terms and conditions of your transaction like a real estate agent would do for you, just provide us with the already agreed upon terms and conditions and we will do the rest!
Why Do I Need a Title Company? What Exactly Does a Title Company Do?
One of the most important things to do when you purchase a new home or property is a title search. A title search helps ensure that the title to the property is clear of any liens and that the seller of the property is the legal owner of the property being sold. It is the title company’s responsibility to perform a detailed examination of the title search and to determine what is needed to make sure you’re purchasing the property free and clear of any title issues. When an issue is found, this is what we call a “title defect” or a “cloud on the title.” Any title defect or cloud on title could hold up the closing process until the title can be cleared. It is our job to find and clear any title defects so you can close with peace of mind that you won’t have a problem in the future.
Believe it or not, we are told that more than a third of all real estate transactions involve title that has title defects which require extensive research before it can be cleared. Often a Seller is not even aware of the title defect found but the title defect must be cleared in order for your sale to close.
A title company examines the public records dating back decades in search of issues such as deeds, wills, undiscovered trusts, divorce decrees, bankruptcy filings, court judgments, outstanding tax debts, unknown liens, etc. Clearing title defects can be easy, extremely difficult, or anywhere in between. We at Patch Reef Title Company are experienced title examiners and have resolved all sorts of title defects over the years. Our aim is to discover and resolve these title defects now so you don’t have an issue in the future!
